A fair question, and it deserves a real answer. In the study, the fee is opened up line by line: what goes to the state, what pays for your home's visibility, what runs the agency, and what comes to me. You see where every euro goes before you sign anything.

The most common story sellers bring me, and the easiest one to fix. We agree an update rhythm when the mandate is signed: SMS, WhatsApp, email or a call, visit by visit, offer by offer. You will never have to chase me for news.

Most mandates do tie them. Mine does not: end it with one email, free, whenever you choose. I would rather keep your trust by the work than by the contract. It keeps me sharp.

How selling in France actually works.
Agreed in writing, paid only when the sale completes.
The commission is set in writing on the mandate before anything is marketed, and it is paid at the notaire's office on completion. Never before, and never if the house does not sell.
If a partner agency brings the buyer, the two agencies split that one commission between them. Your net proceeds do not change by a euro; the house simply reaches more buyers.
The buyer pays the notaire. Not you.
The notaire's fees on a sale are paid by the buyer, which surprises many English-speaking sellers. What the seller funds: the diagnostics file (see sheet 3) and, for a second home, any capital gains tax due. A principal residence is exempt from capital gains tax.
Before you commit to anything, I set out your figures in writing, line by line, so the number that reaches your account is never a surprise.
The seller pays the diagnostics, and some papers commit you from the first signature.
Before a French sale, the seller funds a file of obligatory diagnostic surveys, carried out by qualified independent diagnostiqueurs: energy (DPE), lead, asbestos, electricity, gas, natural risks, the septic tank if not on mains drains, swimming pool safety. I organise the diagnostiqueurs for you and read the results with you, in English.
And a French sale involves documents that commit you from the moment you sign them: the mandate, an accepted offer, the preliminary contract, a power of attorney. We go through each one together, line by line, in English, before you sign anything. At no extra cost.

From the first walk through your rooms to completion at the notaire's office, you deal with one person, and that person answers to you. You will never wonder whether the silence is normal: I tell you what is happening, in English, at every step. And not just English-speaking: bilingual. Your side of the sale runs in English; the French side, the notaire, the mandates, the other agents, runs in native French. A French sale is a different culture, not just a different language, and I grew up in both.

Fifteen years at Century 21 in Mirepoix, walking English-speaking buyers and sellers through French sales across the Ariège. She has retired; I carry the practice in Toulouse, in my first year of it, with everything she taught me. Hers was Century 21. Seven questions every seller asks me.
1. Will listing with an English-speaking agent cut me off from French buyers?
No, and this is the whole point of how I work. Your house is an Orpi listing like any other: it goes to the whole French market and to the partner agencies of Amanda, the shared-mandate file, in French, handled natively. My English-speaking buyers are added on top of that, never instead of it.
2. Will you ask me for an exclusive mandate?
I offer both, and I will be honest about why the exclusive works better: some premium portals, Le Figaro Immobilier among them, only accept exclusive listings, and one agent answering for one home is what gets several buyers interested at once, which is how homes sell at their asking price. Either way, you are never locked in: end the mandate with one email, free, whenever you choose. That policy keeps me sharp.
3. Will I actually understand what I am signing?
Yes. The mandate, any offer, the preliminary contract (the compromis) and the final deed: we go through each one together, line by line, in English, days before the meeting at the notaire's office. A proper read-through, at no extra cost.
4. Can I sell without flying back to France?
Yes. The signings can be done remotely by power of attorney (procuration), and the meetings themselves can be followed by video conference. I handle the visits, the diagnostics and the notaire on the ground, and keep you informed at every step, in English.
5. Who pays the notaire's fees when I sell?
The buyer, which surprises many sellers. What you fund as the seller: the diagnostics file before the sale, and, if the property is a second home, any capital gains tax due. A principal residence is exempt from capital gains tax.
6. How do I know the valuation is honest?
Because it comes with its evidence. I build it on DVF, the state's record of what nearby homes actually sold for, and I give it to you in writing with the comparable sales attached. If the honest number is smaller than you hoped, I will still give you the honest number.
7. How do I verify your credentials?
I operate under the carte professionnelle issued to Orpi Les Carmes by the Chambre de Commerce et d'Industrie (CCI) de Toulouse, with the mandatory professional indemnity insurance and financial guarantee behind every transaction. Ask me for the card number and check it with the CCI yourself: I will send it without being offended.
